The applicant is proposing to operate a take-out Coffee Shop in this current Art Gallery which is to relocate in the near future. There is no off-street parking on site. There would be 18 seats in the newly proposed space. The total space is roughly 1,100 sq. ft. to be utilized for coffee/baked goods sales, eat in and take out sales. There would be no cooking or baking on premises. The applicant would require an off street parking variance for 14 spaces based on the 1,100 sq. ft. gross floor area of the space, the 18 seats, the take-out service and 3 employees.

The applicant is proposing to construct 1 story additions to this existing mixed use commercial/residential property. The existing 1,568 sq. ft. building currently has a Veterinarians office with 4 employees on the first floor and an apartment on the 2nd floor requiring 11 parking spaces in total. There are 10 parking spaces on site. The proposed addition/alteration would increase the total square footage to 3,300 sq. ft. requiring 22 spaces in total therefore; the applicant is seeking a variance of 12 parking spaces from the Zoning Board of Appeals.
