Application for construction of a new 18’ x 32’ metal and glass sunroom addition with foundation on the North side of the existing dwelling. Section 470-9.E(2) “Schedule of regulations” refers you to the yard regulations requires for the R-1 district. Minimum rear yard setback required in the R-1 district is 25 feet. The application submitted plans and an altered survey indicating a proposed rear yard setback for the new sunroom structure of 17.2 feet. This location of the sunroom shall encroach into the required rear yard by 7.87’ for a total bulk encroachment of 140.4 sf.
A variance application will be required from the Zoning Board of Appeals.
