   PLEASE TAKE NOTICE that the Zoning Board of Appeals for the
Incorporated Village of Roslyn will hold a Public Meeting (via Zoom*) on
September 21, 2020 at 7:00 p.m.

To consider the following:

There currently exists a 2 story non-conforming office/warehouse space at this location. The applicant is seeking to alter the 2nd floor office space and construct 2 two-bedroom residential unit and 1 one-bedroom residential unit. They are also proposing converting the existing office space at the ground floor into 2 two-bedroom residential unit and 1 one-bedroom residential unit. They are also proposing the elimination of the warehouse space and converting that area into office space (2,858 sf).
The apartments and office space would require 30 off street parking spaces, (11.4 parking spaces for the offices, 7 spaces for the office employees and 11 spaces for the residential units), A prior variance legalized the 15 on-site non-compliant parking spaces. A variance for 15 parking spaces is required. The site is 0.303 acres or 13,212 square feet where 20,000 sq. ft. is the Village Code minimum lot size, the frontage is 106.54’ where 150’ is the minimum frontage allowed and the buildings side and rear yard setbacks are also nonconforming therefore all would require Zoning variances.

This application is for the construction of a new three story 1,517sf (footprint) building on a currently vacant lot comprised of a retail use at the basement and first floor levels and offices uses at the second and third level for a total build area of 5,178.5 sf.
This project had appeared before the Planning Board, the Zoning Board of Appeals and the Historic District Board over the years and had received various reliefs and approvals, but in accordance with Article VII Sec 470-69 and Article X Sec 470-114B(4) since more than a year has transpired from the granting of such approvals, with no construction proceeding on the project, they have expired and are required to appear before the Board of Trustees (current power of site plan approval) and the Zoning Board of Appeals for consideration.
