Applicant is requesting a variance for the installation of three new air conditioning condenser units.  The property has no rear yard.
Variance from Section 470-25D (1),: “Equipment may only be located in the rear yard in
conformance with the setback requirements for the zoning district in which it is located”. In the R-3 zoning district the required minimum rear year setback is 25’.
Applicant is requesting the variance to be able to put the units against the house in the side yard.
From the front of the property, with the current trees and shrubbery, the units will not be visible from the street.

Applicant is requesting to install a new 8’ tall stockade fence located in the South/West corner of the property.
Variance from Section 470-30.C(1)Constructed fences shall not exceed a height of more than four feet”.
Variance from Section 470-30.C(2) “Constructed fences shall not be erected closer than 6” to a property line”.
Applicant is seeking variances from the Zoning Board of Appeals for height & distance to property line.
