Scope: This application is for the expansion of a single-family house with non-conforming lot size and required yards. First floor proposes a 251sf addition with relocation and major alteration of interior spaces. The second floor proposes a 522sf addition with an additional bedroom (for a total of 3) and three new bathrooms.
Section 470-5   entitled “Schedule of Area, Yard and Building Requirements”
Variances are required for relief from the rear yard setback (25’ is required and 9.41’ is proposed) and the Floor Area Ratio (maximum permitted is .50, and .52 is proposed).
Section 470-25.D (1). entitled “Accessory Buildings and Structures”. General regulations.”
A variance is required to maintain an existing A/C unit located in the side yard. Requirements in the R-3 zoning district the required minimum rear yard setback is 25’ which will be unobtainable since the current rear yard to the home is 11.5’ and the proposed is 9.41’.
Applicant will also need to show compliance with Sections 470-25 D (2) and 470-25 D (3) (manufacture’s installation requirements and required screening).
 A variance application will be required from the zoning Board of Appeals.  for: equipment location, reduction of rear yard, exceeding allowable FAR .

Scope: This application is for the construction of a new wood deck in the side yard of an existing one family house.
 The wooden deck is proposed to be 13’-1” in depth from the face of house towards the side property line and 20’-8” in length along the side wall of the home. This is approximately 290 sf and elevated approximately 30” above the adjacent grade to be level with the interior of the house. There are two exterior wooded steps to grade and 3’ tall wood railings along with planter boxes surrounding the deck. The property is located in the R-2 zoning district which requires a minimum side yard of  8’-0” where 5.2’ is proposed.

 A variance application will be required from the Zoning Board of Appeals for a reduction of side yard.
