Scope: The applicant is requesting to convert and expand the existing restaurant building into a mixed-use building with residential units and retail space.  Section 470-18.B.(2)(a) permits a gross density no greater than 12 residential units per acre. The existing lot is comprised of .279 acres allowing an as-of-right density of 3.35 residential units.  The Applicant is proposing a total of 6 residential units. Further, Section 470-18.B.(2) permits residential units above the first floor level in conjunction with ground floor retail or office use.  The applicant is proposing residential units below, on the same level and above the retail use.
